4 Arbour Street opens at Brent Cross Town

BAM has completed 4 Arbour Street, the first commercial building delivered at Brent Cross Town and a major milestone in one of London’s largest regeneration projects.

Located next to Brent Cross West station, the 239,000 sq ft building provides a new home for businesses and Sheffield Hallam University’s first London campus, bringing education, research and industry together within the growing neighbourhood.

The building features an innovative hybrid structure combining cross laminated timber (CLT) slabs with precast concrete beams and columns. This approach reduced the embodied carbon of the structure while supporting an efficient construction programme, with exposed timber soffits creating a warmer, more connected workplace environment.

Throughout construction, BAM made a positive impact by investing in local skills, employment and businesses. The project supported 49 apprentices, delivering 970 apprentice weeks and 170 weeks of on-site training to help develop future talent. More than £51 million was also spent with businesses within a 30-mile radius, creating lasting economic value for the local community.

The completion of 4 Arbour Street marks another important step in bringing Brent Cross Town to life. The wider development will deliver 6,700 homes, three million sq ft of workspace, three schools and more than 50 acres of parks and playing fields, creating a new district for north London.
