This £170m project is one of central London’s most significant development and regeneration opportunities. The Eastern Goods Yard project consists of a new campus for the Central Saint Martins College of Art and Design, part of the University of Arts, London (UAL) along with retail areas, leisure facilities, offices and public spaces. The UAL section of the development consists of a four-storey new build section, which will link to a refurbishment of the Grade II listed, six-storey Granary Building. The university is scheduled to take occupation in the summer of 2011.



Features

  • The site has a rich industrial history, which requires a close working relationship with London Borough of Camden and English Heritage. A large team of archaeologists, numbering 27 at one stage of the project, is based on site.
  • The existing Excel Bridge has been moved and replaced by a new bridge across Regents Canal. The canal is governed by British Waterways who have very stringent guidelines concerning construction on or around a controlled stretch of water.

Challenges

  • The building is sited on a flood plain and has required storm-water attenuation and retention tanks.
  • BAM has also made strong pledges with regards to community engagement and environmental management as part of our Section 106 commitments.
  • There is a requirement for Network Rail approvals within the zone of influence of the rail tunnels.
